Before you start house-hunting in The Villages, make sure you’re ready to move when the right home shows up. Whether you’re buying with cash or financing, having your paperwork in order gives you a serious edge—and makes your offer stronger from the start.

Here’s how to get ahead of the game:

Start a “Vital File”

Keep this info in one easy-to-access place—digitally or in a labeled folder. It’ll save time and stress later.

  • Recent bank statements (with your name, date, and available funds—account numbers blacked out)
  • Financial docs: 401k, investment accounts, life insurance, etc.
  • Auto loans and credit cards
  • Proof of income (pay stubs, Social Security, pension)
  • Tax returns (past two years)
  • Legal docs: birth certificates, divorce decrees, or estate paperwork if applicable

If You’re Financing

If You’re Paying Cash

Cash buyers still need to show proof of funds. A screenshot or statement works fine, as long as it shows your name, the date, and the available balance. Just block out account numbers—we don’t need them.
