Fully Executed Contract
Both parties sign. The clock starts ticking—we’re officially under contract.
Earnest Money Deposit & Title Ordered
Your deposit is submitted, and the title company gets to work preparing for closing.
Disclosures & Addendums
You’ll receive all required documents—Agency, HOA, 55+ community details, and more. I’ll walk you through everything.
Loan Application (if financing)
Time to finalize your mortgage. Your lender will begin processing and may request updated documents.
Home Inspection
We schedule your home inspection to uncover any potential issues and keep you protected.
Appraisal
If you’re financing, your lender will order an appraisal to confirm the home’s value.
Utilities Setup
We’ll go over which utilities to transfer or set up so you’re ready to move in.
Homeowner’s Insurance
You’ll need a policy in place before closing—ask me if you need local recommendations.
Final Walkthrough
We’ll do one last check of the property before closing to ensure everything is in the agreed condition.
