Questions to Ask a Realtor Before Selling Your Home in The Villages, Florida
If you’re thinking about selling your home in The Villages, Florida, choosing the right Realtor is one of the most important decisions you’ll make.
So, what questions should you ask a Realtor before listing your home in The Villages?
Start by asking how the agent determined your recommended listing price, which homes they consider your real competition, what they would change—or not change—before listing, where your home will be marketed, how they plan to reach buyers, how they will communicate with you, and what they will do if the original strategy isn’t working.
And in The Villages, there’s another important question sellers should understand:
Should I hire an MLS Realtor or a VLS agent to sell my home in The Villages?
That decision deserves more than a three-letter answer.
Are All Real Estate Agents Basically the Same?
No.
Putting a property into a listing system is only one part of selling a home.
The bigger questions involve pricing, positioning, preparation, marketing, exposure, communication, negotiation and the ability to adjust when the market gives us new information.
That’s why I believe homeowners should interview a prospective listing agent about their strategy, not simply ask what they think the house is worth.
Here are some of the questions I would ask if I were sitting on the other side of the table.
1. How Did You Determine the Recommended Listing Price?
Don’t settle for:
“Here’s your CMA.”
Ask the agent to explain the thinking behind it.
Which comparable homes actually sold?
Which are still sitting on the market?
Which properties have had price reductions?
How does the condition of your home compare?
And perhaps most importantly:
Which homes would a buyer realistically consider instead of yours?
Your competition isn’t necessarily every house in your Village—or even every house with the same floor plan.
A buyer may compare an older home near Lake Sumter Landing with a newer home farther south. A buyer considering a designer home may also decide a villa meets their needs.
Your competition is every property today’s buyer considers a reasonable alternative to yours.
Understanding that competition is part of positioning your home correctly from the beginning.
2. What Would You Do to My Home Before Listing It?
This is one of my favorite questions:
“If this were YOUR house, what would you do before putting it on the market—and what would you NOT spend money on?”
A good pre-listing conversation shouldn’t automatically result in a shopping list.
Maybe your home needs paint or flooring.
Maybe there’s deferred maintenance that should be addressed.
Perhaps we need more information about the age or condition of the roof or HVAC system.
Or maybe your home is in excellent condition and my advice would be:
Keep your checkbook closed.
The objective isn’t to spend money.
The objective is to determine what, if anything, will help your particular home compete.
3. Should I Hire an MLS Realtor or a VLS Agent in The Villages?
This is one of the most unusual aspects of selling real estate in The Villages, Florida.
Homeowners here encounter two different listing environments: the Multiple Listing Service, or MLS, used by independent real estate brokerages, and the Villages Listing Service, or VLS, which is associated with Properties of The Villages.
So, is MLS or VLS better for selling a home in The Villages?
I don’t think a homeowner should make that decision based solely on the letters.
I work on the MLS side, so naturally I have a perspective. One advantage I value is the broader real estate network and the way MLS listings can be distributed through participating brokers and consumer-facing real estate websites.
But whether you’re interviewing an MLS Realtor or a VLS agent, ask specific questions:
- Where will my home be listed and marketed?
- Who will be able to find the property?
- How will buyers outside The Villages discover it?
- How can other real estate professionals find and show it?
- How are you evaluating homes in the other listing system that may compete with mine?
- How are you accounting for new construction if a buyer might consider that instead?
A buyer doesn’t wake up and decide to shop only one database.
The buyer wants the right house.
They may consider an MLS resale, a VLS resale and new construction as part of the same home search.
That means I want to understand the whole competitive picture when developing a strategy for a seller.
The better question isn’t simply:
MLS or VLS?
It’s:
Which agent has the strongest strategy for selling my particular home?
4. How Will You Market My Home Beyond the Listing?
Putting a home into a listing system is not, by itself, a complete marketing plan.
Ask the agent:
Who is the likely buyer for this property?
How are you going to reach that buyer?
Will professional photography be used?
Will there be video?
How will the property be presented online?
How will you communicate the home’s location and the lifestyle surrounding it?
And what will make a buyer stop when they’re scrolling through multiple Villages homes on their phone?
That last question matters because your home’s first showing may happen online before a buyer ever schedules an appointment.
5. How Will We Know Whether the Strategy Is Working?
Once your Villages home is listed, the conversation shouldn’t stop.
I want to know what buyers are doing.
Are they viewing the property online?
Are they scheduling showings?
Are we getting repeat interest?
Are we receiving offers?
Is there consistent feedback?
What are competing homes doing?
Has new competition entered the market?
Days on market isn’t just a number. It’s feedback.
If a property is receiving online attention but few showings, that’s information.
If it’s receiving showings but buyers aren’t making offers, that’s different information.
The objective is to understand what the market is telling us and determine whether the strategy needs to change.
6. How Will You Communicate With Me When the News Isn’t Good?
This is a question sellers may not think to ask during a listing presentation.
Selling a home is personal.
You’ve lived there. You’ve made memories there. You’ve invested money in it.
And you may absolutely love that kitchen backsplash.
The buyer may not.
My job isn’t to insult your backsplash.
My job is to tell you what the market is telling us.
Sometimes price is the issue.
Sometimes it’s condition.
Sometimes presentation.
Sometimes new competition changes the picture.
The answer shouldn’t automatically be “reduce the price.”
First, determine which problem you’re actually trying to solve.
7. What Happens If the First Strategy Doesn’t Work?
Markets change.
Buyer activity changes.
New listings appear.
Competing sellers adjust their prices.
That’s why I would ask a prospective Realtor what happens if the original strategy isn’t producing the desired result.
This is where you find out whether you hired someone simply to put your home on the market—or someone who will continue helping you make decisions after the listing goes live.
A strategy isn’t something we create once and then ignore.
It should respond to current market conditions and actual buyer behavior.
Is The Villages, Florida a Buyer’s Market or Seller’s Market Right Now?
As part of my weekly 7-Day Real Estate Market Report for The Villages, I track resale inventory, new listings, pending contracts, closed sales, price changes and days on market.
This week, one number stood out:
482 resale homes were on the market, compared with 571 the previous week—a decrease of 89 homes.
That does not mean buyers purchased 89 homes in one week. There were 39 closed sales, so the inventory change needs to be viewed alongside other listing-status changes and monitored to see whether lower inventory persists.
Pending sales held at 51 for the second consecutive week, closed sales increased from 35 to 39, and price reductions declined from 61 to 50. At the same time, average days on market increased from 61 to 65 days.
My assessment for this week’s Bull • Bear • Beach Chair report?
BEACH CHAIR — balanced, but seller-leaning.
There are some encouraging signals for sellers, particularly lower available inventory, but homes aren’t suddenly flying off the market.
Pricing, condition, location and competition still matter.
