Living in the Village of Sabal Chase, The Villages Florida: Tucked Away, But Not Far Away

By Published On: September 21st, 2026Categories: News & BlogComments Off on Living in the Village of Sabal Chase, The Villages Florida: Tucked Away, But Not Far AwayTags: , , , , , , ,

Sometimes a great location isn’t about living right next to the action.

Sometimes it’s about being able to get to the action when you want it—and leave it when you’re done.

That’s what comes to mind when I think about the Village of Sabal Chase.

Sabal Chase sits in an established part of The Villages, with Canal Street running through the area and both the Morse Boulevard and Buena Vista Boulevard corridors helping connect this part of the community north and south.

Lake Sumter Landing is convenient.

Golf is all around you.

Recreation is close.

Shopping and everyday conveniences aren’t far away.

And as you move farther south from the Lake Sumter area, Brownwood becomes another destination to consider.

Yet Sabal Chase itself feels more tucked into the residential landscape.

Tucked away, but not far away.

I think that’s the Sabal Chase story.

Sabal Chase Is About Location—Just in a Different Way

I’ve talked a lot about location in this Village series already.

There’s a reason for that.

When people search for homes in The Villages online, it’s easy to compare bedrooms, bathrooms, square footage, updates and prices.

What’s much harder to understand from a computer screen is:

What will my life look like when I pull out of this driveway?

Sabal Chase has an interesting answer.

You’re not living at a town square.

Instead, you’re positioned in an established area with access to recreation, championship golf, executive golf, shopping, dining, entertainment and the golf-cart network.

For someone who wants to enjoy The Villages lifestyle but doesn’t necessarily need the activity of a town square right outside the neighborhood, that can be a very nice combination.

You go to the activity.

Then you come home.

Lake Sumter Landing Is Still Part of the Lifestyle

Lake Sumter Landing remains a major part of the lifestyle in this area.

Restaurants.

Shopping.

Movies.

The waterfront and boardwalk.

Live entertainment.

Professional and healthcare services.

And, of course, plenty of opportunities to simply meet friends and enjoy an evening out.

Sabal Chase doesn’t put Lake Sumter Landing quite as close to your front door as some Villages immediately surrounding the Square.

But that isn’t necessarily the point.

It remains convenient while Sabal Chase gives you a more residential setting away from the Square itself.

And I think there’s another consideration here.

Are You a One-Square Person—or Do You Like Having Options?

This isn’t a question you’ll find on an amenities list.

But I think it’s a good one.

Some people find their favorite town square in The Villages and that’s where they naturally gravitate.

Others like options.

Sabal Chase sits south of the Villages immediately surrounding Lake Sumter Landing, which begins to change the geography a little.

Lake Sumter is still a natural destination.

But you’re also moving in the direction of Brownwood Paddock Square.

I’m deliberately not going to give you a promised golf-cart travel time to either Square because that depends on your exact starting point, route, traffic and golf cart.

The more important question is how you expect to live.

Would you rather be as close as possible to one particular Square?

Or do you like the idea of being positioned where more of The Villages feels accessible?

That’s something worth thinking about before you choose a home.

If You Golf, Sabal Chase Gets Very Interesting

This is where Sabal Chase has a particularly strong story.

Mallory Hill Country Club is nearby, offering 27 holes of championship golf.

But “nearby” doesn’t completely explain the relationship.

Mallory Hill Golf Course surrounds much of the Village of Sabal Chase.

That means golf isn’t simply another amenity somewhere on a list.

It is part of the landscape surrounding the neighborhood.

And depending on the individual property, that can become even more important.

Some homesites may offer golf-related views or settings, while others are interior properties with entirely different characteristics.

That’s why I always come back to the individual home.

Two houses in the same Village can offer two very different experiences.

But for golfers considering Sabal Chase, having Mallory Hill woven around the neighborhood is certainly something worth knowing.

Recreation Is Right in the Neighborhood

Sabal Chase has its own Neighborhood Recreation area at 1795 Canal Street.

There you’ll find an adult pool, bocce, horseshoes and shuffleboard.

I actually think neighborhood recreation takes on a little more importance in a Village like Sabal Chase.

When a town square isn’t immediately outside the neighborhood, your nearby recreation areas can become part of the everyday rhythm of where you live.

Go to the pool.

Meet neighbors.

Play bocce.

Then venture farther out when you want the restaurants, music and bigger entertainment destinations.

Again:

Tucked away, but not far away.

Lake Miona Adds Much More Recreation Nearby

Sabal Chase also benefits from being close to Lake Miona Regional Recreation.

And Lake Miona offers considerably more than a pool.

There’s a sports pool, pickleball, tennis, basketball, bocce, table tennis, outdoor exercise, crafts, gathering rooms, a theater and stage, fishing and other activities.

It has a nautical, lakeside-yacht-club theme, which fits this established area of The Villages beautifully.

And there’s another amenity here that I particularly like.

Yes, There’s a Walking Trail

The Black Lake Park Walking Trail begins at Lake Miona Recreation.

It’s approximately 1.5 miles and follows a flexi-paved path beneath a canopy of trees.

I think amenities like this can get overlooked when people are focused on golf courses and town squares.

But think about everyday life.

Maybe you don’t golf every day.

Maybe you don’t want live music every night.

Maybe some mornings you simply want to walk under the trees.

That’s part of the lifestyle too.

And it’s another example of something established areas can offer particularly well:

maturity.

Mature trees.

Mature landscaping.

Established recreation.

Established routes.

A neighborhood that has had time to settle into itself.

Does Sabal Chase Feel a Little More Removed?

I think it can.

And I’m not sure that’s a negative.

In fact, for the right buyer, it may be exactly the appeal.

Sabal Chase doesn’t have a town square at its doorstep.

Its personality isn’t built around a giant destination within the Village itself.

Instead, it feels tucked among golf, recreation and established residential neighborhoods.

Someone looking for constant activity immediately outside the front door might prefer a different location.

Someone who wants access to all that activity—but likes coming home to something that feels a little more removed from it—may see Sabal Chase very differently.

Different, not better.

That’s becoming one of the most important themes of this entire Village series.

We’re not trying to determine which Village wins.

We’re trying to understand what makes each one work.

What Might Buyers Overlook About Sabal Chase?

The combination.

Again.

Look at Sabal Chase one amenity at a time and you might miss it.

Sabal Chase Neighborhood Recreation.

Lake Miona Regional Recreation.

Mallory Hill championship golf.

Black Lake Park Walking Trail.

Lake Sumter Landing.

Golf-cart connectivity.

Access toward Morse Boulevard and Buena Vista Boulevard.

Established landscaping.

And a location that allows you to leave the residential setting when you want more activity.

No single one of those things defines Sabal Chase.

Together, they do.

What About Shopping and Everyday Convenience?

Town squares get most of the attention when people first discover The Villages.

Understandably.

They’re fun.

But after you actually live here, everyday convenience starts to matter too.

Where will you buy groceries?

Where are your doctors?

How easily can you get to restaurants?

How long does it take to get where you regularly go?

How convenient are the major routes?

Can you comfortably use your golf cart for the lifestyle you imagine?

Those aren’t particularly glamorous questions.

They’re also some of the questions that can determine whether you love your location five years after buying the house.

Sabal Chase’s position in this established central portion of The Villages gives residents access to the shopping, services, recreation and entertainment that have developed around the Lake Sumter area while also providing convenient routes north and south.

That’s a location advantage that can be difficult to appreciate until you understand the size of The Villages.

What About the Bond in Sabal Chase?

Here’s another area where I don’t want buyers making assumptions.

Sabal Chase is an established Village.

That does not automatically mean every bond is paid.

Current properties in Sabal Chase can still have remaining bond balances.

Other individual homes may have different bond situations.

So whether you’re buying or selling, bond status should be verified for the specific property.

Never assume.

That’s more useful than simply labeling an entire Village “low bond” or “bond paid.”

Thinking About Buying a Home in Sabal Chase?

Don’t look only at the house.

Look around it.

How does that particular homesite sit within Sabal Chase?

Is there a golf view?

An interior homesite?

Extra privacy?

Mature landscaping?

How close are you to the recreation you expect to use?

How important is Lake Sumter Landing?

Do you like having Brownwood farther south as another entertainment option?

Are you a golfer?

Do you walk?

And perhaps most importantly:

Do you want to live right next to the action—or would you rather visit it and then come home?

There isn’t a correct answer.

There’s only the answer that fits you.

Already Own a Home in Sabal Chase?

Then you probably understand things about this location that a prospective buyer scrolling through listings doesn’t.

And that’s where real-estate marketing matters.

Because if I were marketing a Sabal Chase home, I wouldn’t be satisfied with:

“Great location in The Villages.”

What does that mean?

Tell me why.

Tell the buyer about Mallory Hill.

Tell them about Lake Miona.

Tell them about golf-cart access.

Tell them about Lake Sumter Landing.

If the particular homesite has a golf view, privacy, mature landscaping or another special feature, tell that story.

And explain the bigger lifestyle proposition:

You can live in an established residential Village surrounded by the things people come to The Villages to enjoy—without necessarily living in the middle of the activity.

That’s a much more compelling story than “conveniently located.”

Selling a Home in the Village of Sabal Chase?

If you’re considering selling your Sabal Chase home, you don’t need to be ready to put a sign in the yard tomorrow.

Maybe you’re thinking six months ahead.

Maybe next year.

Maybe you’re simply curious.

What’s my home worth?

What are buyers looking for?

What am I competing against?

Would updates make a difference?

How would my particular homesite be marketed?

Those are exactly the conversations worth having before you decide to sell.

When I evaluate a Sabal Chase home, I want to understand more than bedrooms, bathrooms and square footage.

I want to understand the individual property.

Its condition.

Its improvements.

Its bond status.

Its homesite.

Its surroundings.

And the lifestyle story a buyer needs to understand.

Because your home isn’t simply located in The Villages, Florida.

It’s located in Sabal Chase.

And that distinction should be part of how it’s marketed.

About The Villages, Florida – Uncovered Village Series

At first glance, some Villages can seem similar.

That’s why I’m writing this series.

Because once you start looking more closely, differences emerge.

Sometimes it’s golf.

Sometimes it’s recreation.

Sometimes it’s proximity to a town square.

Sometimes it’s a particular street or view.

And sometimes it’s something harder to put on an amenities list.

How does it feel to come home?

Sabal Chase made me think about that question.

You don’t necessarily have to live right next to the activity to enjoy it.

Sometimes being tucked away, but not far away is exactly the point.

I’m not ranking the Villages.

I’m uncovering what makes each one different.

For buyers, I hope that helps you find the location that fits the life you want to live.

For homeowners considering selling, I hope it demonstrates something else:

Your home’s location has a story.

And good real-estate marketing should know how to tell it.
